Il s'est vendu une petite baraque à refaire avec un grand terrain, pas mal, il y a un an à 40 km de Bratislava, pour seulement 30 000.... ;)

C'est un coin sympa et c'est pas très loin de Vienne d'ailleurs pour les aprem shopping ou pour aller baiser dans les FKK :oops: 8-)

Par contre Prague c'est cher et je trouve moins sympa l'été que les bords du Danube, la Vltava m'a toujours glacé le sang alors que le Danube je le trouve plus sympa

Pierre n'est pas ancien agent immobilier, par contre si tu cherches une bagnole d'occasion, adresses toi à Lavil, il vendait des voitures avant :)

Prague has what the US or Spain had some year ago a real state bubble... but this cannot stay too long. Only foreigners can afford those prices, the average salary in Prague is 1000Euro (and that is quite high.. in Brno it is maybe 600€).
Young Czechs live as a couple in SHARED accommodation... so 5-6 persons live in a 3-4 room apartment or between friends they share the same room, else they cannot afford it.
Inevitably the bubble will burst but in 3-4 years. If you really want to be in Prague... then rent now, get familiar with the market and also let a local do the due diligence for you, in Prague everything has the foreigner and the local price and never pay in Euro. If they offer you a rent in Euro it means that you are overpaying at least 30% more than a Czech tenant.

toi, you don't get it. the luxuary places will stay very expensive cause billionars are much more every year.then rich people can't buy it, they have to buy the smallest and take it at a higher price than the regular people.and the regular needs to buy further but still too expensive.and at this point the bubble starts, cause the bubble is only by poor people when banks accept them to get it because federals banks give them money for cheap.
so as long the strangers will come with money, the prices won't go down.
same in paris, same in croatia, in spain, everywhere.
people are not richer in france than 10 years ago, that is the opposite, but houses 300% more expensive in some areas :?

Totoro, I do get it... obviously, the prices will never be like during the 90's. Inflation, property appraisal, etc do play a major role. But right now they are completely over exaggerated. Even for foreigners it has become too much. Even a foreigner familiar with the country such as Pierre is shocked with the property prices.
Look, life in Prague costs almost the same as in Munich, but in Munich you earn 3 times more! Today I was looking for a course I want to take in Prague. In Germany it costs 50 euro per month and in Prague 77€! People cannot truly afford to have such life so they are quite leveraged.
I do not know if you know the economical situation of CZ, but they are going towards a crisis in the next years. The private sector is heavily under debt and prices in Prague are that high because every Czech wants to live in Prague, all the jobs are there. After the crisis there are less few jobs available there and the foreigners do not really have that much money either and Prague has stopped to be the El Dorado it used to be for every foreigner trying to escape from reality.
I plan on buying an apartment in Prague for many reasons but at least me I am waiting 4-5 years. There is no rush and I know that any time soon the bubble will explode and I will get a very nice price for a place at Mala Strana (my favorite area in Prague).

I would not recommend Bratislava either... it has got also expensive (property is even cheaper on the Austrian side of the border!). If you want to be with Czech girls, go for Brno. Much more cheaper, really nice place. But as with someone who some weeks ago mentioned that he wanted to live like a king in Czech on a student budget I can only tell you: It is not longer possible. Go for Croatia or Bulgaria, there at least you have nice weather and the beach.
